  6. ARTICLES OF AGREEMENT, Made this XX day of XXXX, 19XX, between

  9. WITNESSETH, That the first party hereby covenants and agrees, that
  10. if the second party shall first make the payments and perform the
  11. covenants hereinafter mentioned on his part to be made and

  27. retain by the first party in full satisfaction and in liquidation
  28. of all damages sustained by him, and he shall have the right to
